Pre-Development: We assist clients in the site selection and due diligence phases of developing real estate development projects. We help our clients determine if properties are viable in terms of zoning, title, wetlands, soil conditions, traffic, utilities, stormwater, historical significance and wildlife considerations as well as a number of other factors that are often overlooked by inexperienced land developers when assessing and contemplating purchasing a property.

Pre-Construction: We help our clients select the best design professionals to assist in their projects. We oversee and manage civil engineers, architects and other design professionals to ensure the client’s plans are being designed as practical and as efficient as possible. While plans are being developed we are constantly providing and updating construction budgets to our client’s to help them make the best design decisions during the design stage. While design professionals specialize in their respective fields, they do not often times understand budgets, construction and property management. Without the help of an experienced developer, constructor and property manager, design professionals and inexperienced owners often create plans that are unnecessarily expensive and or not practical from a leasing and management perspective.

Construction:  Having assisted our clients during the development and design phases we turn to our construction expertise to develop final project budgets and project schedules. Utilizing decades of experience, experienced project managers, site superintendents and qualified subcontractors we deliver on time and on budget to our clients. We believe the construction business functions best when a general contractor fosters strong relationships with the best subcontractors and carries a strong reputation for fairness to all parties involved. The Montage Senior Housing Community 

28 Everett Road Extension Albany, NY

165,000 SF active adult apartment complex on 10 acres. The 150,000 SF residential building consists of 114 senior apartments on three floors with high end finishes and a number of interior and exterior amenities. Our firm was involved in every decision, from site and building design to finishes.

The Residences at the Crossings

32 and 40 Aviation Road Albany, NY

Total of 210,000 sq/ft in two luxury apartment buildings on the Crossings Park in Colonie. The project contains 151 luxury apartment units serviced by common hallways as well as all associated interior and exterior amenity spaces. The project is the premier rental community in Albany County with an incredible location, quality of design and construction and high level of service and property management.  Our company was involved in creating the project concept, designing the project (civil and architectural), leasing, constructing, financing and managing the operation of the property. This project is a true testament to our commitment to high level projects with a particular emphasis on quality design and construction.

Boston IVF

399 Albany Shaker Road Loudonville, NY

We provided design services as well as constructed the 11,500 sq/ft  facility for Albany IVF, the Capital Region’s premier in vitro fertilization clinic. The facility includes exam rooms, procedure rooms and a highly specialized laboratory space.

Oldendorf Medical Services

407 Albany Shaker Road Loudonville, NY

We provided design services as well as constructed the 13,000 SF facility for Oldendorf Medical Services, an independent primary care office.

Bellevue Pelvic Health Center

930 Albany Shaker Road Latham, NY

9,000 SF ground up addition to an existing office building to accommodate the Bellevue Pelvic Health Center which was later taken over by Ellis Hospital. We provided design services to accommodate the Tenant’s needs and constructed the facility on time and on budget.

General Electric Supply

4 Stanley Circle Latham, NY

64,000 sq/ft ground up build to suit distribution and office facility for General Electric Supply. The pre-cast concrete building was developed on time and under budget in 16 weeks from ground breaking.

Chris’ Coffee Services, Inc.

348 Old Niskayuna Rd Latham, NY 64,000 sq/ft office/warehouse/coffee roasting and distribution building developed, approved and built specifically for a client. We were tasked with not only selling the client’s existing building quickly, delivering the new building within a short time frame during the Covid-19 pandemic of 2020 and securing a 27,000 SF tenant for a rear space in the new building. All three tasks were completed on time and on budget.

42,000 sq/ft warehouse/distribution built in 2002 for Clopay Overhead door and Mohawk Carpet.
