The Home Buying Process Explained Step by Step
1. Get Pre-qualified for a Mortgage
Already pre-qualified? Great, your ahead of the game, if not wewill need to get you prequalified for a mortgage so we can begin your home search. The prequalification process will help us determine up to what price range we should look in. A pre-qualification letter will be necessary for us to make offers. The letter will show the sellers that you are in fact qualified to purchase their home. We work with several first class mortgage brokers and banks that we will be able to refer you to get this done.
Typical Information Needed by the Bank or Mortgage Broker for the Submission of your Mortgage Application: One months’ most recent paystub, two years of most recent W2, one month's most recent bank statements for asset accounts, photo ID
2. Narrow Your Search, Begin Looking
After we determine what your needs are I will begin sending you listings via email, you can decide if the home will work for you or not. After identifying several properties that you like we will set up appointments to visit them.
3. Making an Offer
Once a home has been chosen I will draft up the offer and negotiate for you the best possible price and terms. After the offer has been accepted the attorneys for both you and the seller will review the contracts to determine that they are in the best interest of their client.
4. Inspections
When an agreement has been reached we will coordinate for you all of the necessary inspections on the house to determine that it is structurally sound. The inspector will identify any current or potential major problems that could arise down the road with the house.
5. Closing
When all of the above has been completed you will be ready to close and move into your new home
